Should You Buy One?

Pros:

  • Quieter environment: Fewer units per building means potentially less noise and traffic. They are often located on side streets, and a little farther away from busy high density areas.
  • More community-focused: Smaller buildings may foster a closer-knit sense of community and tend to have more end user buyers than highrises.
  • Easier access: Fewer floors make it quicker to get in and out, particularly if elevators are unavailable… you can just walk down the stairs instead.
  • Lower cost per sq ft: Lowrises are more affordable and units are often larger than nearby highrise condos.
  • Lower Deposit Structure: Typically only 10% to 15%.
  • Shorter Time to Build: A typical 6 storey woodframe condo takes 2.5 to 3 years to build whilst a highrise would take 3 to 5 years.
  • More outdoor space: Some units may have large patios or roof top terraces. Often lowrises will have a landscaped central courtyard as well.

Cons:

  • Fewer amenities: Typically, low-rise, condos offer fewer amenities like pools, gyms, or concierge services.
  • Less impressive views: Depending on the area, views may be limited or obstructed.
  • Farther from transit and amenities:  They may be a few blocks from Skytrain Stations and Shopping Districts.

But aren’t wood frame lowrises noisier than concrete buildings?

Not Anymore: Modern woodframe lowrise construction standards have come a long way with more sound mitigation and better insulation and windows.  Modern building codes require a double wall system in between units, with an airspace in between the double walls, to prevent sound from travelling from units beside you.  They also have a concrete top coat over the floor joist system.
